Job Description

Your Team

The New Home Counselor, in our Heritage Shores (http://www.brookfieldresidential.com/new-homes/delaware/sussex-county/bridgeville/heritage-shores) community, reports directly to the Director, Sales. General responsibilities are to assist in meeting the sales and settlements goals for their community as established by their Director, Sales. While striving to attain these goals, the New Home Counselor must ensure that a professional atmosphere is created and adhered to by conducting themselves in a fair and equitable manner. Additionally, the New Home Counselor must adhere to the rules and guidelines as required by Fair Housing Laws and the US Department of Housing and American Disabilities Act.

Your Key Deliverables

Sales and Settlements

  • Meet sales goals as defined by the Director, Sales

  • Reach settlement goals as defined by Director, Sales

  • Follow and track loans at assigned community

  • Assist purchasers from point of sale through settlement

  • Inform purchasers of construction status, estimated delivery date, etc. throughout the home buying process

Implementation of Sales and Prospecting Plan

  • Implement sales plan for assigned community

  • Maintenance of Sales Simplicity

  • Follow up with past traffic on daily/weekly basis through phone calls and written correspondence or other mailings

  • Self-generate traffic through visits to realtor offices/mailing of flyers/presentations to clubs and organizations and establishing relationships with relocation companies

Community Management

  • Maintenance of sales office and model homes

  • Attendance at sales meetings at corporate office as well as other periodic meetings

  • General knowledge of housing market and competition for assigned community

  • Weekly submission of reporting required by general sales manager

  • Be a team player as well as dependable, reliable and trustworthy

  • Other duties as determined by Vice President of Housing Operations that are considered necessary but not specifically identified above.

Must Haves

  • Real estate and/or New Home Sales Experience required

  • Post-secondary diploma or degree in business or related area preferred

  • Minimum 3 years’ experience in sales

  • Outstanding sales and customer service record

  • Proficient computer knowledge and skills

  • Exceptional time-management and organizational skills

  • New home or residential home sales experience is preferred.
