The Financial Analyst for JV Partnerships will coordinate projects and support the JV and Investments Department. This individual will perform standard, advanced and confidential duties requiring broad experience, skill and knowledge of organization policies and practices. The person in this role will act as a resource in the areas of training, troubleshooting and independent project facilitation. The Financial Analystassists in the collection, compilation and analysis of JV data to be provided to management for consideration of financial impact of business decisions and isis responsible for the construction or creation of communication and/or presentation pieces through individual initiative andacts as a liaison between department heads, managers, employees and retailers. This person also provides and creates traditional reports in the area of word processing, travel arrangements, meeting schedules. The Financial Analyst receives moderate supervision, maintains good communication and organizational skills, and exhibits accuracy when working with details.
Help track and facilitate partner approvals for all development projects, ordinary capital, property refinancing, lease approvals and annual property budgets
Help prepare PowerPoint presentations and investment summaries to obtain partner approvals on unbudgeted company initiatives (e.g. G2, white box approvals)
Double-check all development proformas provided to joint venture partners to ensure that appropriate development fee and reimbursable development overhead is included in the partner proforma prior to presentation to partner for approval
In conjunction with joint venture reporting and corporate accounting, finalize a spreadsheet outlining methodology to be used to allocate and bill overhead for development projects to the company's joint venture partners
Perform ad hoc reporting tasks to help the company's preferred partners (CPP, TIAA-CREF, JPM, NYSCRF and IL TRS) prepare for their asset reviews (typically quarterly)
Lead the company analyst for the annual Fair Market Valuation of the company portfolio. Tasks involve coordinating Market Leasing Assumptions (MLA) from the company's leasing team, building Argus models for a portfolio of properties and incorporating Argus cash flows into a roll-up discounted cash flow Microsoft excel valuation model
Bachelor's Degree preferred
5 years of experience in a related field
Proficiency in Word, Excel and ARGUS is preferred
Ability to manage multiple projects independently
Ability to communicate with all levels within the organization and ability to work and learn independently and in a team situation
Strong organizational and time management skills
Ability to deal with multiple tasks effectively and establish priorities
Strong attention to detail
Ability to quickly learn and be proficient with additional software packages
