Job Description
Your Team
The Director of Land Acquisition works closely with the VP of Acquisitions, Division President, Executive Team, Land, Housing, Finance teams analyzing new and existing opportunities and strategy for all land positions. Manages efforts to update and implement the Land Strategy and Business Plan to meet our goals. Oversees departmental financial and underwriting analysis to support land acquisition and disposition operations. Works with departmental teams in the due diligence process inclusive of overseeing compilation of critical issues list, diligence document review, schedule compilation, comprehensive feasibility analysis. Source new land acquisition opportunities through owner research, brokers, consultants, title company representatives, outreach to City officials and review of jurisdictional activity. Also works with opportunities sourced by Corporate Investments Team.
Coordinate the negotiation and legal documentation of purchase agreements and escrow & title documents.
Your Key Deliverables
Analysis
Oversees and manages financial analysis of development and investment opportunities, including the creation of detailed pro-forma and financial models.
Oversees detailed proforma assumptions to support modeling accuracy and quarterly business plan updates.
Coordinate with Land and Finance on Business Plan updates
Oversees critical Land Ac tracker based on a thorough review of all diligence documents.
Coordinate with the comprehensive feasibility analysis with documented findings.
Review and/or prepare competitive market analysis with pricing graphs and resale analysis.
Responsible for Screening Memo and IC presentations to executive leadership
Management and Leadership
Coordinates activities that have significant impact to the achievement of results inclusive of Business Plan and Strategic Plan Updates.
Focus on execution of annual strategic and operational plans
Coordinates cross departmental project teams
Acquisition & Due Diligence
Work with brokers, land sellers and buyers with the oversite of the VP of Acquisitions.
Prepare LOIs. Review and provide feedback on and coordinate purchase and sale agreements and related agreements.
Oversee weekly agenda for acquisition meetings and updating of land tracker.
Research and manage/filter opportunities provided from your own research, referrals from our team, brokers, and other contacts.
Oversees creation of a database and track all land transactions
Develop relationships with strategic third parties such as land owners, City Council members, brokers, other builders/developers.
Oversee underwriting assumptions and cash flow analysis for prospective opportunities
Working with the Land Development team, coordinate due diligence efforts; compile critical issues list, fee updates, comprehensive feasibility analysis, complete the feasibility tracker and coordinate meetings with other departments and task completion
Lead project post feasibility approval and during escrow period to ensure closing obligations/conditions and timelines are achieved. This may include coordinating entitlements or other advancement of project readiness or permitting with in-house team members and outside consultants.
Oversees land closings with Escrow/Title for acquisitions and dispositions
Must Haves
Bachelor’s degree
New Real Estate Development and general understanding experience
Excellent communication skills both verbal and written
Financial modeling and analysis
Strong organizational skills in thought and process
Extremely proficient in Microsoft Word, Excel, Power Point & Project
Financial modeling expertise
Excellent ability to handle sensitive information
Previous experience working with senior leadership, executive management and other management levels
Strategic thought process with the ability to connect abstract concepts to identify business opportunities
Flexible and adaptable to rapid change
Nice to Haves
10-12 years of experience in Land Acquisition, Project Management and/or Forward Planning
Highest level of accuracy and precision; highly organized
Willingness to work through short and unexpected deadlines
Ability to prioritize and manage multiple projects under tight deadlines
Strong Analytical Skills
Possess a strong attention to detail; accomplish tasks by considering all areas involved and bear the larger picture in mind
