Job Description

Primary Responsibilities: As a Maymont Homes Build-to-Rent Service Supervisor, you will oversee the maintenance and service operations for a portfolio of build-to-rent properties. You will ensure that all properties are maintained to the highest standards, providing exceptional living experiences for tenants. This role requires strong leadership skills, attention to detail, and the ability to effectively manage a team of one or multiple service technicians and contractors.

In addition, the Service Supervisor will also be responsible for:

Maintenance Oversight:

  • Supervise and coordinate all maintenance activities for Maymont Homes build-to-rent properties, including routine inspections, repairs, preventative maintenance and unit turnover tasks at a singular or multiple Maymont Homes Build to Rent communities within a territory or region.

  • Ensure that all maintenance work is completed promptly and to the satisfaction of Maymont Homes residents.

  • Conduct regular inspections of the property or properties to identify mainentance needs and address any issues proactively.

  • Develop and implement maintenance schedules to optimize property performance and minimize downtime in accordance with company standards.

Resident Relations:

  • Act as a primary point of contact for residents regarding maintenance issues, inquiries, and concerns.

  • Coordinate with both centralized and onsite property management teams to address resident maintenance/service requests and resolve issues in a timely manner.

  • Foster positive relationships with residents to enhance satisfaction and retention rates.

Team Management:

  • Recruit, train, and supervise a team of dedicated Maymont Homes Build to Rent service technicians and contractors.

  • Provide ongoing coaching and development to team members to ensure high performance and job satisfaction.

  • Monitor team performance and implement corrective actions as needed to maintain productivity and quality standards.

Supplier Partner/Vendor Management:

  • Manage relationships with external supplier partners, vendors and contractors, ensuring timely and cost-effective delivery of services.

  • Negotiate contracts and service agreements to secure favorable terms and pricing.

  • Conduct regular evaluations of supplier partner/.vendor performance and address any issues or concerns as necessary.

Expense Management:

  • Assist in the development and management of the maintenance budget for build-to-rent properties.

  • Monitor expenses and identify opportunities for cost savings while maintaining service quality.

  • Provide regular expense/budget updates and reports to onsite management.

Skills & Competencies:

  • Bachelor’s degree in Facilities Management, Construction Management, Business Administration, or a related field (preferred).

  • Previous experience in property management, facilities maintenance, or a similar role.

  • Strong leadership and supervisory skills, with the ability to motivate and inspire a team.

  • Excellent communication and interpersonal abilities, with a customer-centric approach.

  • Knowledge of building systems, maintenance techniques, and safety regulations.

  • Proficiency in computerized maintenance management systems and other relevant software application to include but not limited to MRI, Yardi, Realpage, Power BI, Excel, Adobe and Microsoft.

  • Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines.

  • Valid driver’s license and reliable transportation.

  • Present and maintain an active CPO (Certified Pool Operator) National License.

  • Present and maintain an active and valid EPA certification.

  • CAMT Certification preferred.

Essential Job Functions:

  • Act as an onsite Service Supervisor representative of Maymont Homes at BTR locations assigned.

  • Other duties, as assigned by supervisor or leadership team.

Key Metrics & Responsibilities

  • Work order efficiencies on completion time and warranty completion

  • Turnaround time for units

  • Customer satisfaction measured by KPI through reputation management software systems and retention rates.

  • Ensure direct reports to you complete assigned training by deadlines set forth.
