Position Overview

The Associate General Manager is an entry-level role that works alongside and assists the (Sr) General Manager(s) over one or multiple properties in the same region in the overall operation of the shopping center; holds accounting and asset management responsibility, preparation of budgets and/or forecasts and business plans; provides support for local, regional, permanent and temporary leasing; coordinates the specialty leasing program; establishes and maintains retail relationships, oversees personnel; develops on-site staff and interacts with corporate staff to accomplish special projects and involvement with the community; shares in responsibility for maintaining the physical integrity of the Center, creating an environment that enhances customer experience and tenant sales. The primary focus is to increase the value of the Center by increasing its Net Operating Income (NOI) with strategic capital expenditures.

Holistically, the Associate General Manager ability to learn the roles and functions of all positions within a shopping center as to support the efforts of all departments. Relocation may be required based on future position's location.

While this is a salaried position, it is designed to prepare you to become a General Manager of your own property within 9-24 months, and you will be required to relocate to any company property within the US at this time

Responsibilities:

  • Assist in managing the shopping center facilities which ultimately fall to the responsibility of the center's General Manager

  • Administer leases and reciprocal easement agreement

  • Maintain and secure common area

  • Prepare various reports requested by corporate office

  • Assist in preparing the annual center forecasts or annual budgets

  • Forecast annual income and expenses for the center on a periodic basis

  • Expense control

  • Approve disbursements in accordance with approved expenditure budgets.

  • Maximize income generated by the Center

  • Be knowledgeable about and participate in the leasing efforts of the center

  • Lease space to specialty/temporary retail merchants

  • Coordinate overall leasing effort with the corporate leasing representatives to establish quality tenant mix

  • Negotiate and administer lease amendments

  • Assist in and/or manage center personnel

  • Supervise and direct on issues of advertising and marketing for the center

  • Supervise and direct the Operating Managers in the operation of maintenance and mechanical systems for the center

  • Hire and train support personnel as necessary

  • Supervise independent contractors when such services have been engaged

  • Other duties as assigned

Qualifications

  • Bachelor's degree required

  • 2 years of management, sales, marketing, retail or accounting experience preferred

  • Ability to work with and communicate effectively with tenants, contracted services personnel and fellow employees

  • 2 years administrative/technical experience and knowledge of property physical systems

  • Computer skills: Excel, Word, Outlook, Powerpoint

  • 2 years of supervisory experience preferred

  • Good analytical skills
